A Home Watch service involves a professional inspector making scheduled visits to your property while you are away — checking the interior and exterior for signs of damage, intrusion, system failures, and safety concerns. Each visit is documented with photos and a detailed report delivered to you. Unlike a security system, a Home Watch professional uses trained eyes to assess conditions that cameras and sensors cannot catch.

Why do I need Home Watch if I have a security system or neighbor checking in?

Security systems detect intrusion, but they cannot tell you that your HVAC has failed and humidity is climbing toward mold levels, that a slow drip under a sink is growing, or that your roof has a small breach after a storm. Neighbors are generous but are not trained inspectors with checklists, liability coverage, or professional reporting. 286 Solutions provides documented, professional oversight that protects you against Florida's most common — and expensive — vacant-home risks.

Is Home Watch required by my homeowner's insurance?

Many homeowner's insurance policies in Florida include vacancy clauses that limit or void claims for properties unoccupied beyond a certain period — often 30 to 60 days. Our documented inspection reports provide evidence that your property was regularly monitored, which can be critical to supporting a claim. We strongly recommend reviewing your specific policy with your insurance agent. Our reports are formatted to support insurance documentation requirements.

When we evaluate your HVAC, we're not just looking to see if it's running. We assess performance, efficiency, signs of early failure, and refrigerant concerns — and we coordinate qualified service when needed.

What does an inspection actually include?

Every inspection includes: a full exterior walkthrough (roof condition, gutters, landscaping, perimeter security), interior room-by-room check (flooring, walls, ceilings for moisture or staining), HVAC system check, humidity level documentation, plumbing inspection under all sinks and behind appliances, electrical panel visual check, door and window security confirmation, and appliance status verification. All findings are photographed and included in your report.

Do you perform HVAC repairs?

286 Solutions is a Home Watch and HVAC Concierge service — we are not an HVAC repair company. However, our technical expertise means we identify HVAC issues earlier and more accurately than a non-technical inspector. When repairs are needed, we coordinate with vetted, licensed HVAC contractors, supervise the work on your behalf, and verify completion — so you never have to manage it remotely.

What happens if something is found wrong during an inspection?

You will be notified immediately with photos and a clear description of the issue. For non-emergency findings, we'll include them in your report with our recommended next steps. For urgent situations — active leaks, HVAC failures, storm damage — we contact you directly and, with your authorization, coordinate the appropriate emergency response.

Membership & Pricing

What's included in each membership tier?

Silver ($29/month) includes monthly inspections with photo reports, HVAC visual checks, and contractor referrals. Gold ($59/month) adds bi-weekly visits, humidity monitoring, storm preparation, contractor supervision, and priority emergency response. Signature ($99/month) adds weekly visits, full HVAC concierge, smart sensor management, pre-arrival home preparation, and personalized concierge services.

Is there a contract or commitment?

Memberships are billed annually for the best value, but we also offer month-to-month options at a slightly higher rate. We believe our service earns continued membership — not a contract lock-in. Please contact us for current month-to-month pricing.

Can I upgrade my membership plan?

Yes — members can upgrade at any time. The difference in plan value is prorated for the remaining term. Many members start on Silver or Gold and move to Signature once they experience the reporting quality and peace of mind that comes with more frequent visits.

Which areas do you serve?

We currently serve: Naples, Bonita Springs, Estero, Fort Myers, Cape Coral, Punta Gorda, Port Charlotte, Venice, and Sarasota. If your property is in Southwest Florida and not on this list, contact us — we may still be able to accommodate your location.

How do I get started?

Simply schedule a free consultation using our contact form or by calling us directly. During the consultation, we'll discuss your property, your schedule, and your specific concerns — then recommend the membership tier that best fits your needs. We'll arrange a property walk-through to document baseline conditions before your first service period begins.

Do I need to be present for inspections?

No — that's the entire point. You provide us with a key or access code, and we handle everything while you're away. You'll receive your detailed report by email after every visit. Many of our members are in the Northeast or Midwest and never need to be present for routine inspections.
